Description

Gibraltar Community Builders owns a 52-acre site on the southeast corner of the intersection between Interstate Highway 5 (IH-5) and California State Highway 12 (Cal 12) about 12 miles north of Stockton in San Joaquin County, California. There is a truck stop (service station and restaurant) located immediately adjacent to IH-5 and there is considerable traffic by the site (estimated at 23.3 million people for 1987). Accordingly, the site appears to be promising for highway-related attractions. Harrison Price Company was asked to investigate the feasibility of establishing a themed restaurant such as the Nut Tree in Vacaville, Harris Ranch near Coalinga, or the various Pea Soup Andersen restaurants in California. A preliminary analysis showed that such a restaurant appears worthy of further consideration and such related activities as a recreation vehicle (RV) park, associated recreation areas, several fast food restaurants (such as McDonalds, Wendy's, Burger King, and Dairy Queen), and, perhaps, a transient motel also appear worthy of detailed analysis. This report discusses the results of such a detailed analysis and has the following sections: executive summary, the development concept, the themed restaurant and specialty shops complex, the transient motel, the transient recreational vehicle park, fast food restaurants, development space needs, proforma financial assumptions, the consolidated pro forma statements, and tables including Interstate and California State Highway traffic.
