Description

The Tower of New Orleans, Inc. was formed for the express purpose of developing and operating a major multi-purpose tower in downtown New Orleans, which included 18 levels of space for: observation decks, restaurant, lounge, night club, bistro, IMAX theater, and electronic games parlor. The tower was scheduled to open on May 12, 1984 in conjunction with the 1984 Louisiana World Exposition, and was to be located on the Expo site. The tower was to be privately operated during the Expo, and afterward as a commercial venture serving the extensive tourist and convention industries in New Orleans. In conjunction with the physical planning work, the Tower of New Orleans, Inc. deemed it appropriate to assess the project’s attendance generating capability, to analyze space and capacity requirements for each of its major facilities, and to forecast financial performance. The Harrison Price Company (HPC) was retained in October 1981 to conduct this analysis. The resulting HPC report has the following sections: 1) introduction, 2) executive summary, 3) available market support, 4) demonstrated patterns of market support, 5) planning parameters for the New Orleans Tower, 6) Financial analysis. The report includes numerous tables.
