Title
Quality Of New Construction In Central Florida
Abstract
Florida is one of the ten largest home building markets in the United States. Despite a national recession and slow economy, single-family home sales in Central Florida increased 3.75% in 2001 compared to 2000 (Orlando Realtors®). In 2001, Central Florida's real estate market faced a depleted inventory, increasing demand from local and relocated homeowners, and an urge for builders to increase their production. This paper tries to characterize the quality of new homes being built in Central Florida using the documentation available from a series of new home inspections carried out by University of Central Florida (UCF) Housing Constructability Lab (HCL) in 2003. The findings from those inspections are then rationalized within the context of a rapid market growth in the area during those years. Grenier, David L., C-Risk Construction Defect Mitigation.
